If it gets to the point they are spending 3 days per month at your place to oversee maintenance repair work do not expect just to pay them 5% a month.  10k reno seems cosmetic with no excess capex frontloaded.

I don't think you can charge more for the unit as 7 occupants of the same family are not considered excessive for a 4 bedroom home.
