I do understand that there are many different types of properties that don't fit into the correct zoning, or go against the restrictions and operate without a problem but I still wouldn't want to start a deal knowing that I am financing something that is against the law.

Lot's of people try to get out of the fee's by saying they have one, but then can't provide the paperwork and pay the fee (bc they're full of it).Of course, I would never discriminate against someone with a legitimate service animal....and by legit, I mean they've taken the time and energy to validate their service iguana or gold-fish.

Usually rentbacks call for higher rents than market, not lower. of course, those situations I've seen have always been short term. you make it sound like this can be several months. in that situation, I would tell them they have to pay market rent, and provide security deposit.
