I'm considering Riverside for the following reasons:I've read from different websites that job growth in the area is expected to outpace Silicon Valley It is close to where I live (I live in OC)I have heard from a few people I know that there are people moving there due to the high cost of living in OC and LA However, I'm a little unsure if investing there would be the right choice because I do not know how likely it would be getting a good tenant fast and I have also read that evictions can be a giant headache in CA. 

Although currently no rot or sagging was found, also recommend a professional evaluate wet joists and beams.Implication(s): Chance of water damage to contents, finishes and/or structureL

What are some options for raising the funds to finish out the property?

Just finished @Brandon Turner book on rental property investing and am working through @David Greene book on Long distance investing.I am looking at properties in OH due to spending about 1.5 months there in 2012.

Just finished a 1031.

I would like to access the funds to consolidate debt and finish rehabbing my house to rent it out.

 I'm working on my site & I would like to see other operators rental websites. 

I am finishing painting the exterior of my house (I spent 3 days and have some guys that will finish when they paint my parents house) and figure if I wanted to sell, it should not be a problem because the house is in great shape, and this is the summer family moving time market.I know the area well as I my family has been here since 1986.
