You sign an agreement with them (workout agreement, loan modification, forbearance agreement) that spells out the details.

one thing I wish to do regardless of help or assistance is to start an LLC in hopes that other people, experianced or not, will be willing to become a part of it in order to build themselves and their goals and dreams with it. i have finally cleared up some financial issues and have money to work my first property, but am kinda clueless and hope for some local mentoring. 

Two other people and myself are looking to buy our first rental property together and are trying to determine the best structure to set up the agreement (such as an LLC).  

After analyzing a dozen of properties in my hot market, I finally found one that’s within my price range and makes sense with the BRRR tool on the BP website.

As a smaller investor using my own cash, I was less bound by those constraints so I just started foreclosure, got into an agreement, and have since been collecting several hundred dollars per month.

Also as far as the legal part during the signing agreement, you can have contingencies for diligence and loan acceptance so if something comes up you have a way out.
