I was thinking of getting a home line of credit to pay off the mortgage faster but other thought i was to buy another property with conventional loan so i can rent right away.

I'm trying to weight throwing the throwing a single plow on my truck approach versus buying this business for what is awfully close to book value that has some income associated with it.  

Creative financing is great- if you can find lenders or partners who can help on that end, it can help you to scale faster.

I'm leaning more towards multi-family rentals in the beginning just to get the ball rolling faster.

@Diego Marec, do not expect that the first virtual assistant will do everything you need and you will be with him for the rest of your life.Virtual assistants come quickly and go even faster.

Lenders and others who have been waiting to regain control of their properties instead of carrying debt or partial debt are now moving faster to regain properties before any political change might stop foreclosures across the board again. 

For instance, in normal circumstances, it's faster to borrow the money than it is to a sell a property.

The CoCR on this one is lower at 12%.On one hand, having the place already decently furnished with no pool work to do and being able to learn faster seems very appealing oif I took the Red Pill. 

From what I've seen and experienced, people outside of your sphere will support your business faster than those inside.

This way you can use leverage to buy larger properties and grow your investment portfolio faster!
