Do you have a personal or professional network that you can adapt to provide the deals you want to achieve the goals you have for yourself?  

It is still possible to have a positive cash flowing property but you have to be smart, run the numbers and hunt for the right deal.

For bigger transactional income we have our building projects which I have to PG however even though the risk is always there we have been blessed these last 4 years on these that equates to about 120 homes built and mostly all sold.. then the balance in Notes a few long term.. and JV partner on land deals and flip houses those have zero debt.

The condos here are hyper competitive and hard to get into for a deal - they just cant build them fast enough.

I live comfortably and have never faced financial struggles.What are my options for finding the right market and potentially securing a deal in this situation?

DTI and Credit scores are excellent and the property has been owned for more than one year.I realize that there is a "Find a Lender" function on this website, but I really don't want to be spammed with marketing emails. 

Now SD area isnt cheap so if you arent careful and have the right guidance you might end up buying a crap deal.

We have been proposed a deal where we would renovate the sellers duplex from a 2 to a 4 and while doing that, our sweat equity would earn our down payment To purchase the property through them.

What made you interested in investing in this type of deal?

You could take them to small claims court, but even if you win, you're unlikely to see the money and will have spent a lot of time dealing with it.
