My policy is to ensure that the property is pest free before the tenant occupied and then they are responsible for maintaining it pest free.

Your lender should have a pretty good idea.There needs to be a bit of a buffer to ensure you come in with the minimum required contribution.

In Ontario the landlord is responsible for ensuring that all units have a working smoke detector outside all sleeping areas and on each floor.

However, as a landlord, you want to do everything you can to ensure you receive rent each month.  

Take pictures and provide the tenants with a copy.It won't stop the bellyaching when held accountable, but it will help ensure that it remains only bellyaching.

But, as with all things, higher price does not automatically ensure quality... it is a hard decisionGood Luck!

I wonder how much vibration they feel/hear below when that old sucker fires up :) If you decide to buy the property I would definitely move the fce to the floor below just to ensure reasonable heating bills that will keep the unit rented.

Try and ensure this content has appeal to a large audience (i.e. more than just people in your industry).
