I stayed up late every night reading blogs, watching videos, and listening to the BiggerPockets podcast.

However, I think for someone like myself who is just starting out, I get cold feet when I hear "watch-out" for stop work order stuff, when my plan is just minor upgrades, etc.Am I falling short on my analysis?

So far I've been on the project with other investors to watch (but not enough), looked at numbers from other peoples deals, and studied up on the forums/podcasts/reading. 

With condos here watch for HOA clauses that do not allow renting.

I would set up a keyword alert for turnkey and watch your inbox fill up with discussion after discussion about the topic. 

Using a good property management company is key I'm assuming, what else should I watch out for?

I wouldn't let it scare you off, but I have watched some very unfortunate situations unfold being a mortgage consultant over the years when it comes to bad foundations and bad home inspectors.  2 opinions is a must, and  make sure the sellers know how much it worries you.The key is you hold all the cards. 

I've really enjoyed the podcast & learned a lot.
