In NY the laws are slightly different in that notification is required but there are some exceptions if law enforcement is involved.

Just like children if they think you will only take it so far they will take advantage of the situation.Right now some that have left and are cleaning I make them think they are getting off the hook.Then after they have left and turned in clean I will go after them for back rent.I already have the judgement.Just need to file garnishment or bank levy.Sometimes if say the judgement is 1,800 they will settle for 500 or 600 before you enforce the garnishment or levy.

My reply was that the lease is still being enforced and that should they want to sublet, they would need to pay the fee per the lease (one month's rent) and any new tenant would need to clear screening.

Sometimes you can get a better deal in these type of communities, but you will find working with the Community Board a hassle (imagine retired people with nothing better to do than enforce imaginary rules on you...)Best of luck and dont give up...
