I have a ~$650,000 hard money loan on the project, and the appraised value of the completed project will likely be about twice that.I'm attempting to refinance into a conventional loan, but am finding it very difficult.

If you have additional ideas, please feel free to suggest them.I am going to attempt to rent the apartment for August 1, although I can give the new tenants a move-in option of July 16 if you want.

Plain and simple.Imagine what a judge would say if you attempted to charge a tenant $200,000 for printing a piece of paper...which they have a right too by the way...I am legitimately concerned for you if you try doing that.  

Tons of resources out there to help you in this endeavor, but education is the key!

That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Now, I am, for the first time in my real estate career of more than 10 years, evicting a tenant, this tenant.Yes that's right. 5 years a tenant anyone would love to have and then boom, eviction.Any way, my question is, How can I make it so this tenant can no longer attempt to pay rent via PayPal?
