You'd find that in a private money loan and there are low interest-rate loans right now, even on the private money side, at least in CA.

As a result the EBITA (earnings before interest taxes amortization) multiplier for selling/valuing a brokerage shop is VERY low (compared to a buying a manufacturing company for example). 

Unless the tenant is gainfully employed and can be tracked down, it may be futile.At a minimum complete your final accounting and send the demand letter.

When you change employers within the same industry it's not a problem at all.If you are working towards improving your education/job opportunities, that's a good thing.
