You could certainly save money by eliminating some scope of work, buying cheaper materials, and managing the subcontractors yourself (instead of hiring a GC) which could bring the cost down to $15k ish.  

That eliminates the need for the dryer hookup.

I'd like to eliminate this step if I can, specifically because it just adds another step for the applicant to go through and puts up another roadblock to them finally signing a lease - we've found that our extensive application process is deterring applicants and we're trying to cut it down. 

It allows the company (who's got 1,000's of clients, tenants, apartments, etc) to go back and reference what was said previously anytime they are communicating with a client and also provides a written record of who said what thus eliminating false "he said she said" communication errors.

My perspective is that profits will be there, but the key is to design a system that minimizes or hopefully eliminates losses.

There some times where I sent him wholesale deals that he can quickly provide data that allowed me to eliminate it as a candidate where he didnt ask for any compensation.

This allows you to directly manage transactions via the LLC and eliminates the paperwork, processing delays and per-transaction fees of the custodian.

This allows us to honestly negotiate the best deal for our buyers because our commission is not at risk, thus eliminating the very obvious conflict of interest.

As you become better at analyzing property, you can apply a general rule of thumb like the 1% rule to quickly eliminate properties that are unlikely to meet your requirement.
