At the end of the day, the discussion you and I are having is purely semantics. 

Unfortunately I don't see any MeetUps or any other local gatherings where people get together to discuss this specific asset class. 

I currently own one rental property in Chatham, IL, but I’m hoping to grow my rental portfolio in the near future.I’ve found great value in the podcasts and I hope that I’ll be able to give back to the community now that I’ve joined the forum.I’d love to meet with investors in my area and discuss our local market, deals, collaboration, and real estate in general!

We hold our rental agents to a high standard and require them to be on time; have the home prepared to be shown as if you are selling it and be prepared to discuss their other options. 

I live in a very small community and from the discussions I have had with the other small number of investors there are not many opportunities to do wholesale deals.

@Andrew Boettcher as you guessed, nothing in the lease mentions a requirement to run the A/C, it was just a verbal discussion.
