Disclosures were required to all parties by my title/escrow companies, so the seller knew the closing was contingent upon the end buyer's funds.

I am in the escrow now .one thing I just found out from the sellers' disclosure is he pays for the water bill for the property.not sure why he would accept such bad terms for his rental contract.The water bill is extremely high, he states in the disclosure, one of his renter was using the portable swimming pool but he already requested him to remove the pool from the property.The seller is terrible of managing the rental ,I guess that's why he wants to get rid of the property even though the property locates at really popular/convenient location.

I'm thinking what I would use to blast out offers would be more of a "letter of intent" similar to how I would put together a commercial deal for a client: ideally a single sheet with 2 or 3 offer choices (cash, terms, mixed), an agency disclosure paragraph, some language that this is only a letter of intent and that the actual terms would be in the purchase agreement (obviously, I'll get my broker and an attorney to review).

Meth disclosure is regulated at the state level.So if the property is located in Michigan, I'd start there.

Too many decision makers and they all think grannies house is worth a million dollars.But at least they know nothing about the house so the sellers property disclosure form is just a bunch of IDks.I would never recomend starting out with an inherited FSBO.
