Risks buying from "For Sale by Owner"

What risks do I need to look out for when buying a house needing repair as elderly person passed away and is need of repairs before flipping house from a "For Sale by Owner"?

The risk is you will buy an over-priced lemon. You need comps to verify value and a contractor for repair estimates. 

I hate buying inheriteds. Too many decision makers and they all think grannies house is worth a million dollars.

But at least they know nothing about the house so the sellers property disclosure form is just a bunch of IDks.

I would never recomend starting out with an inherited FSBO.
