At this time, I got a better rate on the cash out and a lower payment given the 30 yr repayment so my payment on the “old” primary is actually four digits lower than it was with the smaller loan balance and HELOC (my HELOC had a fixed rate lock option where I was repaying on a five year amortization).

@Brett SmithIf you decide to use leverage in an IRA to buy real estate, here is a list of lender who offer non-recourse loans to IRAs/401Ks:https://www.biggerpockets.com/...I personally found private lending a good option to put your retirement funds to work without triggering any taxes, its low risk and nice double digit returns.

I went into pretty painful detail into the different pockets in a recent post: https://www.biggerpockets.com/topics/956700I share a pretty similar sentiment to the gentlemen above that there are other price ranges that may be more suited for a BRRR but the reality is that you can BRRR everywhere it’s just a matter of if you’re main objective is to have a full cash out refi, if it is to focus on the cashflow, the appreciation, or if you’re looking for a specific niche in tenants.
