Daily management is your contractor's job, not yours, unless it is a GC that is described as "three men with truck and tools" and advertises on craigslist, then maybe, it needs to be visited per day.

Account ClosedUntil your post I had not heard of them, nor seem the advertisement (could be in an ad set not targeted for my region), but it does sound like one of the many Who's Who scams that exist out there.Perhaps the best thing to do is send a note along to BP support advising them of the advertisement so they can determine whether it should be blocked.

Before I make any major investment I usually run a test advertisement with the listed rent, and if I get 3 calls per day or more then I know I will fill it quickly at that price.Do you plan to bring in the homes yourself or are you expecting someone to bring in a home they buy?

I see it more as a working GC, he is able to do the highly skilled work and punch outs when we need and then oversee and teach my less skilled guys who will hopefully pick up some skill.Question 3I currently am able to find all of my deals with minimal advertising using only realtors, sheriff sales, Facebook, and word of mouth.

I saw the same property advertised on CL for around 27K less.3. some local yokel that put a property under contract (MLS listed) and was almost out of time and needed to "sell" it fast.The list goes on.
