He has his hands in a lot of different things and made all of his initial money off his contracting business.

If you want to preserve the ability to 1031 exchange down the road, maybe look into different assets outside of REITs. 

Don't forget the tax comparison, as well as the difference in sale price. 

.- If you are not aligned with this approach, please provide a different framework for me to consider. - If we can't even agree on a fair "tool" to use in structuring a future termination of contract, then this is completely doomed and I will cut my losses.

Then go to a different plumber if you have to.

It isn't insanely different from regular deal but it is also great not paying high fees for a DSCR loan.
