One unit rents for $1300 and the other for $850 (minus me paying utilities).Realistically, 2 people couldn't live in my back unit (it's a small 400 SF detached studio) so if this were you and your wife, then you'd certainly have to occupy the $1300 unit.

I don't know, but I would think the logic behind it is, they are detached from the property emotionally, and therefore willing to talk.

If only appraisers valued detached ADU the same as main dwelling I'd be more than 3x construction cost.ha.

As far as the detached duplex goes, there are endorsements within one policy that will cover it all under one policy.

The grade of the cabinetry will also be a huge factor, as well as whether or not the solid surface countertops break upon removal (laminated counters can typically be detached and reset without breakage). 

The primary obstacle at this point is that he’s a horrible record keeper.

This leads me to my only obstacle; Am I within FHA guidelines if I choose to move out of my bottom unit?
