What are the current trend in lending for commercial real estate under $5M?

I guess it depends on the application and how well the walls are designed/how they look. 

As rates trend up, individual banks and lenders don't necessarily keep increasing the rates.

This is designed to where you are not getting additional cash out, but you are getting near the amount you have to payoff for the existing loan with a better rate.

(This is my market on offers, not a national or actual number)  The markets still competitive, just not insane.And we should start to see different markets experiencing different trends going forward which is normal.

Where can I find information on real estate trends, markets, and how to become an investor?  

Tearing a house down and starting fresh can sometimes be easier than a remodel because you have more freedom with the design/construction. 

Noticed this new trend with both Commercial & Residential listings this year; even Single Family Detacheds!

They also help with operations as you can run them with one bank account and one set of books (if you manage the books properly by designating funds to each property).
