I have seen a court case where a taxpayer was denied the deduction because a bookcase filled with pleasure reading books was in the room.Another glitch with rental property is whether it qualifies as a "business" since it is per se passive.

I should mention once transferred to personal, I plan to open a HELOC, which should not trigger an appraisal since if I had to have an appraisal done it would probably be denied because the property is not livable (it is down to the studs.....this is lesson 5 since lesson 4 should've been to purchase property in personal name in the first place) Do not tear up your asset before contracts are signed and permits pulled, in other words know that work will start as soon as demo is complete.

Qualified tenants screen landlords as much as landlords screen tenants.I would do the same.If a landlord asked me for an application/fee before I even saw the property, I would assume that:1) The inside of their property was a dump and/or they were hiding something2) It was some scam trying to collect my info or fee.3) They have impossible renting standards just to try to collect fees and deny.4) Did I mention... the inside of their property is likely a dump?

Now, you as a landlord maybe the nastiest racist white trash on the planet, or you maybe the most even handed Democrat voting metrosexual attempt of a man, if you disregard the eviction record of two white tenants, how do you justify denying the third application from a black man that was evicted at some point?

Keep all tenants on M2M leases. 1) read your state regulations.2) Do not give a tenant one second longer than the regulations allow.3) serve the eviction notice as soon as legally possible.4) when a tenant asks for a extension past the 1st of the month to pay always deny it.5) impose the maximum legal penalty.6) when a tenant starts to give an excuse cut them off and simply say their personal life is none of your business.

So I had to counter all the BS negatives he produced with pictures and documentation to assist the buyer - - 'fait accompli', appraisal came in just 5k short the the listing price. The inspector was just way off base, opening subpanel covers and complaining on the wiring - - just cleared by the City :sheeze: Also made many ridiculous recommendations, including installing drains in all the flower beds.ALL such recommendations can be denied, I did, and I still closed at the listing price. Then too, the inspector & the appraiser both FAILED to cite a recent change in Code (cc 505.1) and it only got caught by the Fire Marshal and I had to scramble to get that corrected.
