Besides a decent, competitive wage what other benefits and bonuses do you offer your staff (both to retain them and to hire them)?

My question is, how on earth are people buying in Utah and getting any decent cash flow? 

Text them a photo of my drivers license and a screen shot of one of my bank account to show proofing funds.  

They have far more homes, more amenities, and schools are decent.

All:  How would you compare the relative security (of your investment) for a warehouse/logistics center with office space with a national tenant like OfficeMax, Staples, or similar with a NNN lease with several years left and renew options; vs. a large 100-200 unit multi-family with decent occupancy in a good area?

Along with spending 5/6 days a week during the first quarter of 2020 redoing pretty much everything (that's when I shot the IG video in the link). - Finally, I called my own inspections and eventually got the final Green tag!

As soon as I paid the balance my score shot right back up.I know more than 30% utilization is a red flag for the agencies.
