Where are my fellow wholesalers getting there contracts?

Feel free to post back if you find this to be out-dated or find easy HELOC funds elsehwere. 

I want to know if any of my fellow Brooklyn folk have recommendations for handyman/contractors to do a small job.

If I'm thinking correctly I should have a lease signed and moved in date established for the new tenants before the current tenant's lease ends.  

The building is full of mostly great people, but there was one fellow that always smelled like pot.

My girlfriend and I have been dating for about a year.

Background: Analyzing a Fourplex, fully occupied, ROI ~8% on current NOI basis assuming 50% in costs (before forced appreciation) (could go to 10% after but not much higher) I would say D area (Low income, high crime). 1920s building and will need maintenance Low income tenants – on month to month and possibly on welfare (not sure) To date my partner and I have only invested in A or B areas and only acquired non occupied units so that we get to select tenants first hand.

We simply deliver a notice that states their month to month tenancy is not being renewed and they need to be moved out by such and such a date and any other move out instructions.We have had tenants get upset and ask why we are evicting them. 

We meet every week so there is always an opportunity to make another meeting if you missed a date - I set it up that way so that we could keep up the momentum and also give the members a chance to see each other on a more regular basis to build rapport - leading to stronger relationships and  potential partnerships.
