It means if you pay $500 (outstanding HOA dues) at the auction for the house that is worth $100k and has an $80k mortgage, you gotta pay this $80k lien off in order to own the property.

All of which will be reported on their rental and credit history.We are very clear that their security deposit is entirely separate from rent and {in our home area} is not accessible to either of us until after the lease has ended:  if the unit is clean & undamaged and they have no outstanding amounts due, their entire security deposit will be released to them.After this talk, we've only ever had a couple test to see if we were kidding.
