You really need to find a rockstar lender, as some of the people in the (lending) space don't even know all of the products that are available.

Go find some bank product and pay 5%.Hard money lenders are asset based.

@Sang Nguyen I would recommend speaking with a Mortgage Broker - they do business with my many banks and different lenders and have access to the best mortgage products and rates on the market.

You might find lower rates with other types of loan products, but commercial portfolio mortgages seem to be readily available and a common loan product to use. 

Dan I think PPSF won't work here, as you have two different product types (3-fam & SFH).
