We went through a few property managers, one stole all of the tenant's security deposits, was taken to court and lost his licenses.

What is the best way to proceed after this sale?

I guess if I was to proceed with the thought experiment, I would then sell the property immediately at market value and hopefully make about $100k.

I called the cleaning company and they said all services to the house go to the property owner of the house and that they were going to take me to court for a service my tenant initiated and I knew nothing about.

Our medium-term goal is to purchase with the proceeds either 1 or 2 condos in Myrtle Beach, SC for short-term rentals or a larger mutli-family apt building in more or less the same area (not really dead set on the location) for more longer-term rentals.

If so, there are ways to get the court to release the home or at least tie it up until the probate is finished.

How do I proceed?

Possibly look into Probate Court records to see if there is a case or case pending.
