I have a difficult situation on my hands

Okay here is my situation. There's this big house, beautiful area, nothing is owned, clear title. The owner died a year ago, son doesnt want it. House is sitting there, curtains, blinds still up. I'm trying to reach the son. I called no response, I will keep calling, I skiptrace all their family so today I will mail out cards regarding my interest. What else can I do besides contact tax assessors office for more information? Near this home found 7 others their all on or some near the lake. Went driving for dollars. Why does the deal machine app not work?

How do you know that the son doesn't want it if you haven't been able to contact him? It could be the dad died without a will and things are still going through the process of probate.
