The only reason one would do that is it speculate on the values going up (gamble) or because they need a heavy loss for tax purposes.

My short answer is that I agree with @Chris Seveney, you should think about the appraised value of each SFR first when you are trying to value a portfolio of single family homes.With that being said though, there might be some value in owning a bundle of the properties to you or a future investor that would "break the rules" of how you would traditionally value a SFR.If you're buying 10 SFRs that are all in the same neighborhood for example, that's very convenient from a property management standpoint.
