Landlords make commitments all the time, like your 3% cap, that legally mean nothing.

The basic idea is that if the officer or shareholder of a corporation commits the wrongdoing, then the victim can hold both the corporation and the actor liable.

Part of that 3.5% may also be an origination or commitment fee.

. $2000 is steep, especially if you are committing to five years!

The strategy will also require an exit strategy for each property before committing to a purchase.

I am a building inspector and typically the issue is because there was no response to the initial notices or you made a commitment but you were unable to honor it for whatever reason. 

I want to see how the BiggerPockets community feels about utilizing these advanced methods to see if it is worthwhile to commit my time to moving forward with this at the current moment.  

I think it will be extremely hard for you to find an agent that will "vet deals" for you if you are not committing something to them (they deserve to get paid for their time).
