It sounds like you are a nice clean tenant, but many tenants are not.

Borrowing to get your equity may be easier than selling.Ideally, you would do a 1031 exchange if you wanted to get rid of these properties and roll the money into a bigger one.

Most tenants do even have a clue where the water shut-off valves are, let alone which vendor to call to clean up the mess.If the owner is attempting to handle the property themselves, how are they going to be able to respond from several hundeds of miles away, or have the relationship with the vendors to get a timely response.Good property managers can save owners a lot of money, and at the same time keep the existing tenants happy so that they will renew their lease.

Hello fellow rehabbers, If you have been rehabbing for a while, I am sure you have ran into a situation like this one...You buy a house and the seller says he will “clean things up” and then a few days before closing he says that there are “some things he couldn’t quite get to”… and that they “may need to leave some items behind”...Our record to date is 12,000 pounds of “Stuff” (being polite) being left behind… Check out this You Tube video… They left a “little” stuff that they “couldn’t quite get to”… http://buildingmyrealestateempire.com/2007/09/20/rehab-project-seller-left-these-items-behind/Have you ever broken my record of 12,000 pounds of “stuff”?

i've gotten calls with business cards. i use either yellow and black or orange and black and there's copy all over them. it's a benefit rich card with my toll free number on it and the type of properties i'm looking for, the fact i can move quickly and with a call to action. i drop them at gas stations, pawn shops, bookstores, home depot, pretty much wherever I find myself at any given moment in time. it's a low cost way to get deals.my other favorite way bandit signs. in my area i don't do light poles i use the wooden stakes and place them in high traffic areas. i put up multiple signs in an intersection that way it makes it easier to remember the number and i also put them at the next intersection following the direction of traffic so they see the sign multiple times.check with the statutes in your area to be sure you don't run afoul of the law.
