I am open to a mentor at this point and have also started listening to podcasts to educate myself . 

Educating yourself is the #1 thing you can do for now.

I’ve been reading books, listening to podcasts, joining webinars, etc. to educate myself as much as I can.

Where can I find some literature or any form of education about what currently builds equity during renovations…i.e adding bathrooms, custom closets, adding sqftLeaning towards a flipping market..I want to make sure we’re working smarter TIA

Just networking and financial freedom education. 

Some want to buy a duplex and live in one half and rent the other half.[2] Once you think you know what you want to do--educate yourself on it 100%.[3] Get to know locals who are doing what you want to do.

I know how it is to invest, work, continue education, and etc all while trying to move into other markets.
