I can't give specifics on that area but I am going to be 80k into a rehab that structurally was good, but needed all new electric, plumbing, roof, windows, moved walls, added 3 bathrooms, new kitchen, all new floors etc. 

I generally recommend the following suburbs of Baltimore for solid rentership: Columbia, Glen Burnie, Towson.So in summary, if you found a househack in the range of 200-350K, I'd expect to have 12-17K saved up for an owner-occupied, first-time home ownership structured deal in the surrounding counties of Greater Baltimore. 

The Structural bracing, lateral loads, snow drift, etc. require a higher safety factors.

It is never really justified if they are a generalist, if they specialize in something like trust creation, company structuring etc. then it might be worth something.

The only problem you'll run into is a lack of experience at both negotiations and deal structuring/analysis.

A mortgage broker can be much better or much worse depending on who they broker too and how their comp structure is set up.

I would love to hear how people have structured their repayment of private money for their deals.

As an employer sponsored plan, it has some advantages over an IRA based structure in terms of contribution limits, capacity for tax-deferred and Roth money, and an exemption from taxation on leveraged real estate investments. 

Particularly, I want to structure deals that are 100% financed by equity investors and not myself.
