An LLC will not change your tax liability at all; income is passed through to you and reported on your personal return.One note about the filing requirements, though - If you're the single member of the LLC, a separate partnership return will not be required.

We're not inclined to change the status quo.

Your price point is relatively safe from drastic changes in your taxes.

At Closing, your Title Company will verify that the Private Lender's funds are on deposit (likely wired) prior to any document signing or any money changing hands. 

Change your property manager, they are not doing their job.

With the average home owner staying in their home 8 years, I do not see this changing unlike things that are more of daily use like online shopping.

Hurricane/La Verkin/Virgin historically have been much more flexible but those ordinances have changed over the years so you have to be careful before banking on being able to do vacation rentals.
