For the mini rehab I ripped up all the carpet upstairs (I counted 5 different carpets between the bedrooms and closets), found out two of the bedrooms had that sticky linoleum tile floor so I had to rip all that up as well.

I'm surprised there aren't more comments here from people that have had ESA experience.I also wonder what happens when one tenant has an ESA pet and when they move out, the next person has a serious allergic reaction even if the carpet has been cleaned.

When you paint the place and shampoo the carpet to get it ready for the next tenants all odors will be removed.

I had to run over, turn off the water and drain the unit while my husband ran to home depot to rent carpet blowers and dehumidifiers while I wet vacuum the water up.  6 months pregnant and waking up to that mess was awful.

It does need minor cosmetics (new carpet throughout, paint, and countertops) but at this time I think I only want to pay off the sellers existing mortgage and back pay and sell it with a realtor to sell quickly and let someone else handle the repairs.
