Every time I watch the shows and read blogs about flipping most of them talk about how they change the kitchen cabinets, completely renovated the bathroom, new floors, fresh painted walls.

I refinish tubs, countertops, and cabinets.

The usual suspects that are exempt from a permit are: Painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work.

I've owned it for 5 years and have totally remodeled it ( changed the layout, built the cabinets, lite plumbing/electrical, built an elaborate deck, stained glass, etc. ) I'm ready to do it again with the intent to sell. 

No breaker boxes, no HVAC.I do make repairs to my plumbing - PEX, and fix some drains under the cabinets. 

After speaking with her, she sounded like an older Russian lady that spoke very good English but was pretending she didn't understand the numbers to work a better deal.A Week before closing the wholesaler calls me and tells me he does not want to deal with the lady anymore because she keeps asking for a discount to take care of the problems in the house (some plumbing and cabinets needed to be replaced, est. $4,500).

Then, if you want new cabinets, countertops, light fixtures, plumbing fixtures, doors, windows, etc., you'll spend more. 

If you stain the cabinets, switch them out, retile the kitchen, add a backsplash, knock a wall down and put in an island to open things up.

One question: Why'd you get rid of those sweet green cabinets?
