So although I have only received 1 opportunity, I think every broker should do cold calls simply because it puts their sales skills to the test.I think where most people go wrong when calling is their energy level and confidence.

Should I incorporate in Canada?
7 December 2019 | 2 replies
Unless you are already personally in a top income bracket, or your funding is coming from a source other than your personal capital, there is typically little motivation to incorporate in the beginning. It would be best to put together a bullet-form list of your near, mid and long-term goals and spend a little money to sit down with an accountant and attorney who can assist you in selecting an ownership model that fits your short term needs, but that can easily (and with little tax consequences) be evolved to meet your longer term requirements. If you do hold property in a corporation, residential financing will continue to be based off your personal income and credit and you will be required to provide a personal guarantee.

Reasons why owner would like to sell the property for cash only ?
8 December 2019 | 2 replies
My seller still got screwed, but was willing to bite the bullet as he had another property under contract that his wife was in love with.In a cash purchase all of those issues go away, so the sale is a lot more likely to succeed. The one thing a seller doesn't want is to have the house go under contract and then for the sale to fail.
