Everyone needs a place to live, not everyone wants or needs to open a retail store or retail style office, so this could very well be sitting vacancy for a long time.Given that, I would personally be looking at this as a duplex play, with the bonus in the land and commercial space, but I don't know the property or area.

Well, almost as if fate was toying with me, a friend of mine messages me and says that there is a group of the Georgia Army National Guard deploying to Afghanistan in a few months, and that as an officer you would make your full salary, tax free, plus combat duty bonus pay, and have effectively no expenses as all your food and housing is covered by the Army.

I slapped some concrete on it to stop the exposure on the top from getting worse.Need someone to come in and repair (if possible) or remove and rebuild.

Totally understand that exemption.I have no exposure to STR and it might seem odd that I'd take that position since, by all accounts, STRs indirectly benefit me personally through decreased available LTR units.

Especially in cases where the buyer is asking that no commissions be paid for their side (I.e. credited to the sale, deducted from the sale price, etc) then the listing agent is saddled with a situation in which they will do substantially more work than they would working with a buyer’s agent AND have more legal exposure.
