@Chace Fraser to @Marc Rice's point...it's super local...neighborhoods are transitioning very rapidly in the Columbus market, so it's sometimes street-to-street...we used to use federal block groups to do our research...its the only way to get specific enough to make informed decisions...but general neighborhoods can provide you 80% of the accuracy...when you move to zip codes you reach about 60% accuracy...and looking at an entire city in aggregate is...well, it's not going to be a good indicator for decisions making.

Yes I’m not setting the world on fire but there’s still cash coming in 2) the duplex is only 3 blocks away from the campus (15 minute walk)3) the current state of the duplex has great potential for a renovation with a chance to add some equity over time Am I crazy to still be interested in this property with the potential to purchase it, renovate it and hold on to it for some time?

I get it . . . builders aren't either party's key voter block, but if we're always satisfying the public more than doing what the public needs (i.e. democracy in non-war times) then we're unlikely to see new construction starts jump to where they need to be.So, the best time to buy investment properties was 25 years ago.

The house has vinyl siding so you can’t see the exterior walls but he didn’t see any issues with the block/slab foundation around the edges of the house.
