"Cold Calling" might be a good solution.

For me, selling real estate has always been lots of mailers + cold calls so not too much networking which is why it's translating into my actions for growing my syndication business.

This part of the phase lasts of course until the builders catch up with demand and saturate the market...resulting in a "cold" or "cooler" buyer's market.
