@Eric Teran how much cheaper/faster is the modular/prefab route vs traditional construction? 

Which once able to take out equity from the second purchase and the repayment of the first home equity lone of credit, after having the necessary 20% equity in a mortgage if not needing the money for a current purchase, utilize home equity lines of credit on each mortgage, and use the money from the HELOC and pay down the same mortgage to be paying down the principal substantially faster on each property free and clear. 

I know it is unpleasant, but the faster you deny the better.

In terms of geography, I would think large, affordable and sunny locations are growing faster than small, expensive or cold locations.

NOW I changed the strategy ,decided to see good or bad deal faster with the 2% rule (test) but every time I make a contract people said my offers are way to low.

Now, it's likely not economically feasible to drop a pool in there (especially as you likely won't recover the cost), but pool homes in that market are selling MUCH faster.

Any tips for selling the home faster or ways to present it better ?

If you buy a prop to fix up and sell without holding it as a rental long-term (there's no hard and fast rule about this but the consensus is 12-18 months should satisfy the IRS), then you're going to owe taxes on the gain.Of course, sometimes you buy something to hold, and something comes up that requires or incentivizes you to sell faster than one year.
