Sell or purchase with contingencies that require the buyer/seller to cooperate with your search for a suitable replacement or to wait for your sales before scheduling closing.   

Hey I'm a Novice Wholesaler In Va  I have a lot of leads when it comes to properties but running dry when it comes to buyers, what can I do online to attract more buyers, Its like I'm sitting on deals here :( 

And, like you, I feel constrained on what I can do on my flips given the footprint of the homes (built mostly in the 1940's - 1950's) and it's frustrating when a potential buyer "complains" about certain things like they are buying a brand new home.

In NY where I am now, the offer is on a "Binder" and the Contract doesn't come for some time (from the seller not the buyer).

I will Quit Claim the house to a new buyer due to the defaulted promissory Note signed to be by the old buyer

Also, there are a ton of buildings that are super-overbuilt for the area and marketed/sold to out of state buyers with unicorn-esque numbers and beautiful finishes that WOW you and make you think its such a great deal. 

I don't believe I should pay these fees, given the fact that they were not disclosed when I made a buyer agent agreement. 

Or why not think about a $6K incentive to a buyer willing to work with your 1031 calendar.
