What strategies appeal to you?

It is appealing for the seller since the realtor agreed to only collect 3% (rather than 6% as would be paid if there were a buyer's and seller's agent), so they save half the realtor fees. 

Once the City Council adopts an Ordinance approving the Zone Change and General Plan Amendment, pending an appeal, becomes law in 30 days.

SO, does this appeal to anyone?

In this case, I would have to believe they would be willing to have a brief discussion where you can propose your ideas and perhaps get a better sense of what their needs are in order to come to a potential agreement.I do, however, think that you can gain some leverage by working with the seller/list agent directly since there will be less hands in the pot and commissions payable.As a side note;  Although a lot of the creative strategies discussed on the podcast and forums sound appealing and may have worked for someone, some are (in my eyes) actually going to hurt you in a lot of situations.  

Depending on the comps in that particular market, I doubt you will get your $$ back but you might since it will have a better first impression appeal and possibly sell quicker....Most houses in my area sell with the dishwasher and stove but often do not have a refrigerator in them at sale

Im looking to upgrade from the condos (2), rowhouses (1),   and three families (2) that ive cut my teeth on and move into the very appealing commercial apartment building arena utilizing the value add strategy.

I will be 38 days into the process by the time of Court, and another 8 days minimum from lockout provided the tenant does not file an appeal. 

I had a basement prone to flooding in my childhood and I clearly remember all the hard work it took my parents to keep it in shape, and while the idea of having to put that much recurring work into an investment property isn't appealing, I know what's involved and I'm debating taking it on if it means it could be a very good deal.

We’ve made some updates in the house like new roof, new gas furnace, new windows, new kitchen, new bathrooms.We still want to repaint and improve the curb appeal.
