I've been at companies early in my career that weren't making any money and some loosing money or facing bankruptcy. 

The property price is $95kim buying under my llc (I am single owner)no I don’t plan on rehabbing already done, I was going to bring in $26k cash to close.loan was for $72k  I think you're going to have to go private/hard money to acquire the property and the repair the basement.

You would probably ask for your money back. 

Some lenders will offer you 100% financing but it will be expensive money to borrow. 

Then I work the magic with the numbers and in many cases like now, I have 2 different companies that I have insured my portfolio because for some houses, the one that was cheaper for some of the properties when 3x to a SFH so I moved that one to another company.Insurance nowadays are not small money so it makes a difference to get a cheaper one so that you can get a better cashflow.You don't need to sit with them, but call them and you may need to spend an hour or so to get you setup with them.

One is the loan-that was borrowed money, return it. 

Once the money is in escrow, everything relaxes because the money is there to pay off the seller and no one cares where it came from as long as it's there.

Perhaps printing that document helps them out while they are in a bind that allows them to turn in that paper that gets them that better job making more money, or win a scholarship, or.... 

The reason more money is made in commercial is because its a greater price point.
