Doesn't make sense to build a 1000sqft building with a 500sqft basement worth $225k or less.

They are disasters because they do not yet know how to value properties, do not know yet how to PM , blindly trust a wholesalers numbers etc and find themselves in trouble as the property they were told was going to be worth 250k is actually worth 200k and they are stuck. 

Now it's worth over $2.5M.

Is the anonymity and the additional asset protection worth the hassle?

There are multiple different metrics that can be used to measure the efficacy of a rental property.It may be worth finding a person in your area that has experience with rental properties to learn from as well.

In the cases where the property is "built-as" multi-family it may not be as necessary, but still not worth the risk.
