I know it has been called a little/ no money down investement route but I believe that is more to do with marketting costs.The gurus have explained the steps in details such as qualify a TB, but in order to do so don't I have to go a mortgage broker and ask them to carry out the required checks..surely that carries a cost..I would like to understand from someone who has experience the followingwhich professionals need to carry out each stage for both the TB and the seller documentswhat are the ball park prices I need to expect for these services.

My understanding is that it is vague and you just have to "spend most of your time there" - which I could do, but my kids would still be in school in California, so not sure if that automatically makes my California place that I rent my primary residence.Thanks for the feedback, guidance, and recommendations.

You're correct, if they are on a month to month you should only have to send them a notice to vacate and be done with it.I found that many landlords do not understand their rights or are unfamiliar with the legal process and hence end up putting up with too much.
