Not including abatement I would guess more like $10-20/sf.And count me as another vote that remediation will be required on this property.Now for a positive example:I was working with a regional hospital that bought a 500,000 sf former computer company plant/office for $1/sf.

I'm active in other markets with much better returns but it is very comfortable for me because I was a regional property manager and it's what I do/did for a living.

While the overall population in certain areas of the region might be in decline, the actual population of the younger, college educated professional in Cleveland is growing, and at a very nice rate.

I own a 5-unit under a commercial loan via a local regional bank.First, they will test it against local current Cap Rates for the property in question.
