Different types of rooming houses (ie. student, institutional, social/low income) will require different focus and skill sets.Boarding houses (meals served), group homes and care facilities require additional administrative effort in exchange for the greater revenue.

I've gone to seminars, listened to webinars gotten forms for assignmentand proof of fund letters, deal analysis and templates for adsbut not sure where to begin..I have a broker friend who now lives inFort Lauderdale whom I've done NYC deals with, I was a real estatebroker for over 20 years...He will work with me on marketing dealsI am cash poor right now, do own a condo that has about 300Kin equity but I have a poor credit score (I had bought 5 propertiesall at once and got behind in those mortgages had to sell, andhave one left that I reside in)  would love to team up with someonewho has more experience in wholesaling.

Social media, craighslist, signs,network, ads, online ads, newspaper ads, direct mail..etc etc etc.......To be a successful wholesaler your gonna need a marketing budget for at least 6+ months or dont even waste your time.

Let them know upfront you've had bad experiences with "talkers" that lost deals for you, and you're going to be looking for proof pretty fast they have the ability to close on deals or have a track record.

Couldn't you get pre-qualified somewhere for a certain amount of time and show that as proof of your initial eligibility to lenders to see if they're willing to move forward?
