Throw in the fact that you have hundreds of natural lakes and surrounded by salt free sand beaches to the largest source of fresh water in the world and it's not a hard to see that Grand Rapids passes the eye test.

Even within waterfront properties, you have to calculate several factors (fresh v. salt, time to open water, # of bridges, the height of bridges, canal width, seawall, etc).

Tile is not great either because the urine will get into the grout joints (yes, even if they're sealed) and you'll have to regrout.

Take people's recommendations with a grain of salt as they are likely speaking about themselves and maybe they just don't put the work in or spent years on Youtube University...think of the ROI in that.
