He could rent and see how he likes living in a complex...moving twice would be hard but he will also get rid of a bunch of stuff.

If the property is airbnbable, which it appears to be, I'd look into getting rid of the tenant in violation and airbnbing it myself.

Plus the seller has mortgage on the property and jugging by the asking price they just want to get rid of it and not even try to make any money.

The market is super hot in the area and I expect to have multiple offers on day one being listed, then take the proceeds from the sale and pay down the new mortgage to get rid of the PMI.

He now wants to get rid of it and is asking 139k.

@Keith Jourdan I agree that they leave junk in the unit that you have to get rid of.

Keep us posted on how it goes.Do you plan on getting rid of all of your SFHs and completely converting to MFH, or maybe holding onto a couple of your best properties while you go in the new direction?

most of the time there is only one or two bad apples in the park, once you get rid of them and set the tone that you don't mess around...meaning you inforce the rules and need rent paid on time...then most people will clean up their yards and pay on time.  

They can get rid of that contractor and there is a chance that they'll improve.Really, it's up to you to figure out if this was intentional, internal, and repairable.
