According to my search, the buyer should not pay anything except the price of the sale.

Price and timing depend on a lot of factors.

It's called buy and hold for a reason.

I would also try to raise the rents of other units before the sale will help you sell it at the highest price.

It is no secrete that recent property listings and price of said listings are not meeting the buying power of these areas.

So sure, you could probably get lucky with one or two deals but to build consistency the average contract price would be around $4,500 marketing spent.
